HomePro Inspections' primary role is to help people understand
and manage the risks of homeownership. The risks associated with
home ownership can never be completely eliminated, but can be greatly
reduced. These risks are best understood and managed by your participation
in the home inspection with the inspector.
Some simple items in preparation for your home inspection:
- Be sure that permission as well as access to he home has been
received from the owner or agent.
- Confirm that all utilities are on (utilities must be on for
our inspectors to give a full report).
- Plan between three and four hours to attend the inspection.
- Wear comfortable clothes and shoes. The inspector will allow
you to accompany him to every location that is not dangerous and
that you are comfortable with.
- Bring a flashlight and reading glasses if you need them.
- Please bring your checkbook, credit card, or cash.
- Bring a note pad and any questions that you, friends, or family
may have.
- Young children can be a distraction to you. We need your attention
to give you the best service.
- Obtain, review, and bring along a copy of the seller's disclosure,
previous inspections, and invoices for recent repairs.

Suggestions from Dateline NBC

A segment that aired on Dateline NBC had many suggestions that
should also be considered:
- Attend the entire inspection without interfering with the inspector.
Save your questions for the end but before the report is generated.
- Use only a firm that allows you to be able to receive, read,
and ask questions about the inspection report before the inspector
leaves the site.
- Make sure that the inspector, the inspection firm owner, or
other inspectors in the firm do not have a spouse or relative
who is a real estate agent or broker. Also, a Real Estate company,
bank, etc. should not own the company, partially or wholly.
- Make sure whatever the inspector tells you in person, he puts
in writing in the final report. If the inspector states anything
about the house that you feel has a significant impact on your
decision whether to buy, renegotiate, etc., be sure that statement
is recorded in the report in writing.
