Phase 1

Pre-Slab InspectionConcrete Pre-Pour

This inspection of the slab components must be completed before the concrete for the foundation is poured. Among other items, we inspect the rebar, supports, and reinforcement members; drainage; any plumbing, HVAC, electrical and/or gas components installed to that point; etc. The purpose of the Phase 1 and Phase 2 inspections are basically threefold: 1) to verify the structure is being built according to the plans and specification as provided by client; 2) to verify that the quality of materials being used is appropriate for the size, class, and type of building being constructed; and 3) to verify that the quality of workmanship is appropriate as compared to standard good construction practices that may be beyond the minimum acceptable codes as defined by construction industry standards. Please note that compliance and enforcement in regards to applicable building codes is solely a governmental authority inspection liability.

Phase 2

Pre-Drywall Inspection
Framing & Mechanicals

This inspection is completed after the structure has been “dried in” but immediately before insulation and drywall has been installed (we need to see open studs). Many builders will have a walkthrough with you at this stage of construction – our inspection should occur around the same time as your walkthrough with the builder. Among other items related to the structure, we inspect the foundation, building envelope (e.g., tie downs properly secured), roof sheathing/covering, interior partitions (e.g., gaps in framing), the location of room walls and closets (if plans have been provided), etc. In regards to mechanical items inspected, we check any plumbing, HVAC, electrical and/or gas components installed to that point (e.g., lights in correct position, outlets/sockets mounted securely, HVAC condensation and plumbing lines with proper slope, HVAC ductwork installed properly, gas lines mounted securely, etc.). Please note purpose of this inspection under Phase 1.

Final Inspection PackageTM

This full inspection of the entire home is typically completed a few days before the buyer’s final walkthrough with the builder. Prior to this inspection, the certificate of occupancy should be issued, the permanent power meter should be installed, and all mechanical systems should be operational.
