Water Sampling Service Options
Standard
Water Sampling
This option is specifically designed to cover all known, minimum banking requirements (including FHA and VA mortgages). It generally meets requirements when closing on the purchase of a new home or refinancing.
- Meets minimum banking requirements
- Least thorough sampling option
- Does not reveal most contaminants
- Our inspector collects and sends the sample to an accredited lab for processing
- Lab report takes approximately 4-5 business days
*All samples must meet strict collection criteria, and may only be collected before 4:00 PM for shipping to the lab.
**A Note About Water Sampling For VA and FHA Loans (mortgages): If you are looking for HUD or FHA “approved” water sampling, please know that in 2005, these groups elected to leave sampling criteria to local authorities or the lender. For VA “approved” water sampling, the VA has left sampling criteria up to the lender. Unfortunately, many lenders are still confused on this issue, so we offer our Standard Water Sampling option which covers all known lending requirements. Some conventional loans will also require a sample of your well water. If your mortgage company requires specific water sampling criteria that are different than our Standard option, please let us know what those are prior to making an appointment so we can price your water sampling service accordingly. The Florida Department of Health recommends sampling for bacteria and nitrite, which our Standard option includes.
Why Have Your Water Sampled?
The Jacksonville, FL, area is fortunate to have a plentiful source of ground water. Even when water looks clean, it could be contaminated by chemicals or microbes that can enter into ground water from leaking tanks, pesticide applications, landfills, or improper disposal of toxic and hazardous waste. In Florida, private well owners are responsible for ensuring their own well water is safe to drink. The following are common reasons why people have their water sampled:
- Health concerns
Drinking and bathing in contaminated water can cause health issues. - Purchasing a new home
Before purchasing a home, it’s important to know whether expensive well water problems exist. Many lenders require water sampling prior to loan approval.
- Refinancing your home
Many lenders require water sampling prior to refinancing a home with a well. This includes most conventional, FHA, and VA loans. - Annual risk reduction
The EPA and the Florida Department of Health recommend sampling well water annually.
Even if your home uses public/city water, it’s important to have your water sampled. All public water systems in Florida are required to perform routine water sampling to ensure they meet state drinking water standards, but problems could exist in the pipes within your home or between the water facility and your home.
Water Well Inspections
When you order any of our water sampling options, we recommend adding a well inspection to your sampling service. This is a visual inspection of the following well equipment:
- Well pumps
- House pumps
- Pressure switch settings
- Aerators
- Pressure tanks
- Water treatment systems
